Epstein purchased a more modest island - the Little St James - back in the late 1990s, but acquired the bigger adjacent island in 2016 for around $22.5 million.
These photos indicate he had created plans to develop the sprawling island by building residences, an performance venue, an office beneath the waves and a reservoir.
Visible on the plan is Pillsbury Sound, a strait in the US Virgin Islands, indicated on the bottom right.
The architectural drawing is marked up in handwritten red notes and contains a legend identifying various parts of the estate.
Accompanying the main plan are what appear to be several other construction diagrams and engineering blueprints, including designs for boat shelters.
